WHAT IS THE PURPOSE OF THE SECURITY BOND?

The purpose of the Security Bond is to give Student Living Australia and the Owners of the apartments comfort that all rent will be fully paid for the entire term of the tenancy agreement and that other obligations of the tenant are properly discharged. The Security Bond is a payment equal to 4 weeks rent.

This Bond is paid to and held by the Residential Tenancies Bond Board which is an Australian Government administered department. Both the Tenant and a representative of Student Living Australia sign the Bond Deposit form. The security bond is refundable at the end of your tenancy agreement provided that all the furniture and equipment is accounted for and is in a satisfactory condition (taking into account general wear and tear), there is no damage to the property for which the tenant is liable, the apartment is reasonably cleaned, carpets and floor coverings are reasonably cleaned, and that rent and any sundry charges are fully paid.

An inspection of your apartment following departure will be carried out and, if all conditions are met, the full amount of the Bond will be refunded. If any of these conditions are not met a claim may be made from your bond by an application to the Residential Tenancies.Both the Tenant and a representative of Student Living Australia are required to sign the Bond Refund form.

ARE UTILITIES INCLUDED IN THE WEEKLY RENT?

Electricity, gas, telephone, water, internet and pay television are generally referred to as Utilities.Water consumption is included in all Student Living rents. Water supply can legally be invoiced as an extra if the Owners instruct Student Living to do so. Most Owners charge.Electricity, gas, telephone, internet and pay television (if available) are all the responsibility of the tenant. Kent Town Student Village is the only residential building in which some utilities (electricity & gas) are included in the weekly rent. Internet and phone are extra.

CAN YOU FIND ME HOUSEMATES TO LIVE WITH? YES -

Student Living Australia can find housemates for you to live with in shared accommodation. Housemates or roommates can either be students or non students. (eg family members etc)

HOW DO I BOOK A ROOM OR AN APARTMENT ONCE I KNOW WHERE I WANT TO STAY?

DO I NEED TO BE A STUDENT TO STAY IN YOUR APARTMENTS?

It is not a requirement that our tenants must be students, however students will take priority over accommodation availability.

 

WILL I PAY RENT OVER THE HOLIDAYS?

When you sign a lease with Student Living you are signed for a full 6 or 12 month period. You are required to pay rent for this entire period regardless of whether you are away from the property at any time. There will be no reduction in rent for the period you are away.

 

ARE THERE HEATING / AIRCONDITIONING FACILITIES?

All Student Living properties are either equipped with reverse cycle airconditioning or with free standing heaters.

 

ARE MEALS PROVIDED AT ANY OF YOUR PROPERTIES?

Student Living does not provide meals at any of our properties. This is the tenants responsibility. All properties are equipped with functioning kitchens.

DO ALL APARTMENTS HAVE CAR PARKING FACILITIES?

Not all apartments have car parking facilities, City West and Bent Street have car parking facilities available charged at an additional rate. Please speak with a Student Living staff member.

ARE THERE LAUNDRY FACILITIES?

Some apartments are equipped with a laundry, and others have a communal laundry with coin operated washing machines and dryers.

IS LINEN, CUTLERY AND KITCHENWARE PROVIDED?

Unitrans is the only Student Living property which can supply linen at an extra cost (approx. $3.00 per week). Students will need to supply their own linen, blankets and pillows at all other properties. Cutlery and kitchenware is only provided in some of the Student Living properties.
